Sandra Nardoci, Senior Real Estate Specialist, Prudential Manor Homes, Realtors
Sandi has earned a Senior Real Estate Specialist designation.  There are about 200 such designated realtors in the Capital District.  She noted that Seniors have most likely lived in their homes for a number of years and that their net worth is tied up in their homes.  Sandi’s objective is to build a trust with her client.  She partners with other business and available resources to make recommendations.  She sets up an individual action plan to effectively market a senior’s home in order to obtain top dollar.  Families are included in the planning process.  Senior should look for a full-time realtor to sell their home.

Pricing the home for sale properly includes a competitive market analysis including an appraisal of the home and a comparison of selling prices of other homes recently sold in the area.  Currently it is a buyer’s market, but different areas have different markets.  The Capital Region Multiple Listing Service is available to the realtors in this area.  Buyers are able to check website and have become savvy about cost, location and condition of the home.

Senior Real Estate Specialists require extra patience when working with Seniors.

Mary Musso, Licensed Senior Loan Originator, Homestead Funding Corp.
Mary is a Licensed Senior Loan Originator, her office is located in Colonie.  Reverse Mortgage is a funding option and is appropriate in certain situations.  There are up front expenses.  Reverse Mortgages should be discussed with the entire family before entering into a contract.  Reverse Mortgages are available to Homeowners age 62 years or older on their primary residence.  Seniors are able to purchase a home with a reverse mortgage.  There is no change in ownership; the bank does not own your home.  The loan may be 50% - 70% of the property value of the home.

Funds can be distributed in a lump sum, a line of credit, lifetime payment while you are living in your home, term payment or a combination of the above.

Funds can be used for home improvements, pay off of an existing mortgage, health care expenses, supplemental income, reduce burden on the children, pay property taxes, monthly expenses, wealth management or to purchase a primary residence.

Repayment is required when the owner moves out of the house for 12 consecutive months, the home is sold or refinanced, all borrowers on the title pass away or failure to pay property taxes and insurance.

There are never any prepayment penalties.  Reverse Mortgages could affect Medicaid clients.

Holly Pajak, Design in Mind
Design in Mind is a Senior Move Management service.  Many seniors live in a large family house and would like to move to a smaller residence.  The service assists with the transition.  Seniors contact Design in Mind when they are ready to move, but don’t know how to get there.  Holly has a background in interior design and is able to foresee the items that can be used in the new house and the amount of items that can realistically fit into the new home.  Holly makes a sketch of the floor plan using the clients own items.  She, then, helps the Senior downsize their possessions to make a functional environment.

The process:  Senior makes the decision to downsize
Assists with finding a home, with the help of a Senior Real Estate Specialist
                        Home Redesign
                        Packing
                        Hire professional movers
                        Unpack

Design in Mind also sets up Estate sales and antique assessments on an individual basis.

Holly returns the next day after the move to assist with hanging pictures and setting up their new environment.

Evaluations were submitted to SILO.  Names were drawn for door prizes.

Respectively Submitted,
Jane Hurst
